BHGRE Senter: Local Ownership, Powerful Partnership

Locally Owned. Globally Connected. Built for What’s Next.

Why a decision I made years ago continues to create new opportunities for our agents and clients.

When I made the decision to affiliate our family-owned brokerage with Better Homes and Gardens Real Estate, I had a fairly simple goal.

I wanted to give our agents access to resources that would be difficult, if not impossible, for a locally owned brokerage our size to develop and maintain independently.

Our company has been serving Abilene and the Big Country since 1957. We already had decades of experience, an established reputation, and a strong understanding of our local market. I wasn’t looking to change any of those things. I wanted to build on them.

Real estate was becoming increasingly dependent on technology, and I could see where the industry was heading. Sophisticated marketing platforms, customer relationship management systems, transaction management, and consumer-facing technology were becoming essential parts of running a successful real estate business.

The problem was that good technology was expensive. Developing it was even more expensive. And maintaining a collection of separate systems required time, money, and attention that could be better spent serving clients.

Joining Better Homes and Gardens Real Estate gave us access to the resources of a much larger organization while allowing us to remain locally owned and operated.

I believed that combination would become increasingly valuable over time, and today we’re seeing another example of why.

A New Level of Technology Investment

Compass International Holdings, the parent organization of Better Homes and Gardens Real Estate, is currently rolling out its Home Platform across its brokerage network.

This is a proprietary technology platform representing years of development and approximately $2.5 billion in investment. It is designed to bring together many of the systems agents use to manage their businesses, including CRM, property search, marketing, transaction management, and artificial intelligence.

It represents an unprecedented level of technology investment in our industry, made possible by the combined scale of Compass and Anywhere Real Estate.

What interests me most isn’t any one individual feature. It’s the integration of everything into a single system.

Most real estate professionals use a collection of programs that weren’t necessarily designed to work together. Information gets entered multiple times, tasks move between different systems, and agents spend a surprising amount of time managing the technology that’s supposed to make their jobs easier.

Home Platform is designed to address that problem.

Rather than licensing a collection of unrelated third-party products and trying to make them communicate, Compass International Holdings has invested in developing its own integrated platform. That gives the organization greater control over how the technology works, how the different systems interact, and how the platform continues to evolve.

In recent interviews discussing the rollout, Compass leadership has repeatedly emphasized that the real innovation isn’t simply adding more tools. It’s connecting the tools agents already need into a more efficient, coordinated experience.

I think that’s exactly the right direction.

The platform is currently being introduced across company-owned brokerages, with franchise affiliates scheduled to begin receiving access in 2027. We don’t yet know every detail of what that rollout will look like for our office, but I’m looking forward to the opportunity.

What This Means for Our Agents

One of the things I’ve always believed about running a brokerage is that our job is to help our agents become more successful.

Not to make them dependent on us or build the brokerage’s identity at the expense of their own.

Our agents are building their own businesses, developing their own relationships, and establishing their own reputations. Our responsibility is to provide the support and resources that help them do those things more effectively.

That’s why we’ve invested so heavily in professional staff, listing coordination, marketing, transaction support, and technology.

It’s also why I find the direction of Home Platform so promising.

Imagine being able to manage client relationships, property searches, marketing activities, and transaction workflows without constantly moving between separate systems.

Or having AI help identify follow-up opportunities, organize daily priorities, and handle routine administrative work.

Those aren’t replacements for an experienced REALTOR®. They’re ways to help an experienced REALTOR® accomplish more.

And in a business where time is one of our most valuable resources, that matters.

More Resources Without More Fees

There’s another important piece of this story, and it’s something I’m particularly proud of.

When we bring new resources into our brokerage, our goal isn’t to create another expense for our agents.

Our business model has always been straightforward. We provide the staff, marketing, technology, and administrative support our agents need through our existing commission structure.

We don’t charge monthly office fees. We don’t require agents to purchase separate marketing packages or technology subscriptions to take advantage of the services we provide.

And we don’t intend to change that approach with Home Platform.

As these capabilities become available to our brokerage, our plan is to provide them to our agents as part of the same simple commission structure they’re already accustomed to.

No additional monthly technology fee. No new subscription. No separate charge to access the platform.

I believe agents should be able to focus on growing their businesses without constantly calculating the cost of every tool or service their brokerage provides.

That’s an important part of what makes our company different, and it’s something I intend to preserve.

Better Support for Agents Means Better Service for Clients

It’s easy to discuss technology entirely in terms of what it does for real estate agents, but the ultimate benefit should extend to the people we serve.

Buying or selling a property involves a lot of moving parts. Communication, scheduling, documentation, marketing, financing, inspections, negotiations, and deadlines all have to come together.

When those processes become more efficient, our agents can spend less time managing administrative details and more time helping clients navigate important decisions.

And those decisions still require a real person with experience and judgment.

Technology doesn’t know the Abilene market the way someone who has spent years working here does. It doesn’t replace the relationships our agents have built, their ability to negotiate, or their understanding of the circumstances surrounding a particular transaction.

Those are the things our clients hire us for.

The purpose of better technology is to give our agents more time and better information to deliver the kind of service our clients deserve.

Why Local Ownership Still Matters

Over the last several years, we’ve watched the real estate industry become increasingly consolidated.

Large organizations are investing enormous amounts of money into technology, marketing, and artificial intelligence. It’s becoming more difficult for smaller brokerages to independently provide comparable resources.

I don’t think the answer is that every local brokerage needs to become a large corporation. But I do think we have to recognize the advantages that scale can provide.

That was a major part of my reasoning when we joined Better Homes and Gardens Real Estate.

We could continue making our own decisions, maintaining our own culture, and serving Abilene as a locally owned company while gaining access to resources developed for a much larger network.

The combination of Compass and Anywhere Real Estate takes that opportunity to another level.

Bringing together hundreds of thousands of agents under one parent organization creates a scale that very few companies in our industry can approach. It also makes it possible to spread the cost of developing and maintaining sophisticated technology across an enormous network of real estate professionals.

That matters because technology isn’t a one-time investment. It requires ongoing development, maintenance, security, and improvements as the industry changes.

Having access to those resources allows us to continue competing and growing without taking on the extraordinary expense of developing these systems independently.

Our agents don’t need to choose between local leadership and sophisticated technology. Our clients don’t need to choose between personal service and modern resources.

Local ownership gives us the freedom to serve Abilene our way. Global resources give us the ability to keep improving how we do it.

Looking Ahead

I’ve been in this business long enough to see plenty of technology investments that didn’t quite deliver what they promised. Sometimes the technology wasn’t as useful as advertised. Other times, the individual products worked well enough, but getting everything to work together created more problems than it solved.

That’s part of what makes Home Platform so interesting to me.

Rather than continuing to assemble a collection of third-party products, Compass International Holdings has invested in developing its own integrated technology platform. The systems are designed to work together from the beginning, with the ability to continue developing and improving them within the organization.

And the scale of that investment is remarkable. With the combination of Compass and Anywhere, we’re now part of an organization with the resources to invest in technology at a level that would have been difficult to imagine when I first made the decision to join the BHGRE franchise.

I think that matters for the long term. Technology is going to continue changing, particularly as artificial intelligence becomes a larger part of how we operate. Having a proprietary platform, the development resources behind it, and a network of hundreds of thousands of agents creates opportunities that simply aren’t available to most independent brokerages.

I’m genuinely excited about what that means for our agents and our clients. We’re still waiting on the specifics of the franchise rollout, but I believe this represents one of the most significant opportunities we’ve had to improve the technology and support we provide.

When I look back at the decision to join Better Homes and Gardens Real Estate, this is exactly the kind of opportunity I hoped it would create. We get to continue operating as a locally owned brokerage, making decisions that are right for our agents and our community, while benefiting from investments and resources that would otherwise be well beyond our reach.
